How long does it take to build an ADU?

When we begin discussing a project, if 100% of funding is available by the client, then ADUs can be built (if there is no unusual scenario, e.g., out of the ordinary environmental construction review related hold) in approximately six months.

Can you design and build an ADU?

Yes. We also mill the majority, if not all, of the wood products used to within the home.

What is the cost of an ADU?

The most common cost range is $275,000 - $375,000 depending on size and design, e.g., depending on the home a client may choose to invest in a better, long-term insulation goal, which would cost more upfront, but reduce the overall long-term cost in energy use, e.g., insulate the exterior of the structure, similar to newer custom home builds, rather than the more common, historical way of placing all of the insulation on the inside of the home. Other examples include air quality planning, i.e., installing a high-quality air filtration system, window and roofing quality, choosing granite countertops vs. wood or other products, stainless steel appliances, flooring, etc.

How long does it take to build an ADU?

Depending on the local ordinances, typically 7-10 months from start move-in ready. Delays, such as requiring a new sewer line to an ADU can cause a 6-10 week delay (costing approx. $30,000-$50,000) because much of the work must be completed by the city.

 

PERGOLAS

Do wood pergolas outlast pergolas made of aluminum? 

Although wood pergolas are generally considered more popular than pergolas built from the most common metals, e.g., aluminum, both require maintenance to ensure they continue to function well. Many in the industry agree that pergolas made of metal can outlast wood pergolas, although all good pergolas should work well for 20 years and very high quality pergolas (from both wood and metal) should last 40 years or more. 

Note: Moving parts also play a factor in longevity, e.g., the average motorized parts and remote controls may not last more than 7-10 years and cables or wiring may need to be replaced every 10-15 years.

What maintenance is needed and what is the cost? 

1. Annual sealing/staining and checking for loose hardware is highly recommended. Depending on size, the average cost will range from $150 - $400; if cleaning is also needed, then the cost of cleaning would be additional.

For pergolas, what is the best wood material for longevity?

1. Redwood  2. Western Red Cedar  3. Douglas Fir

How long does it take to build a custom wood pergola?

Yes, for both pergolas and ADUs. Details will depend on the product and we'll put this in writing. We want to ensure you're covered and confident in the pergola or ADU we create for your family.

Solar panel compatibility?

Yes, for both pergolas and ADUs. 

Fire safety requirements?

Yes, they must meet California fire codes, e.g., Class A fire-rated materials in high-risk zones.
